  • 1. Purchase a new car
    2. Get my credit up so towards the end of the year I can buy my first property
    3. Learn as much as I can in my first year of real estate!
    4. Close a minimum of 2 deals a month
    5. Start learning the basics of construction
    6. Participate in the Sacramento City Planning Academy
    7. Participate in the Sacramento City Management Academy
    8. Start volunteer work with a non profit
    9.Participate in a construction apprenticeship to help build a new NBA arena 
    10. Start becoming consistent in writing articles for my website (I get writers block)

  • For me and my wife, we are firm believers in not taking on any more bad debt. We see our monthly payments with tons of interest being sucked away every month with no benefit for us. We decided we want to pay off ALL our debt before we buy our next property. We crunched the numbers and if we continue to live like we do right now, we will have all our debt paid of by November of this year. We know by doing that, we will save more money faster and live more comfortably.

    So I only have these two big goals for 2015:

    1. Pay off all our debt by November 2015
    2. Obtain my Real Estate license by August 2015.

    Doing so will make sure 2016 starts off on the right foot for us to start investing!

    Also, Michael, we bought a 2013 Nissan Altima last year. Great car. Love it. Would recommend it.

  • I own a Nissan Xterra, and I'll agree with bdaniel9, my wife and I have loved our Nissan.

    My goals for 2015:

    1. Obtain 2 investment properties. First one will be a live in, second one should hopefully be pure investment.
    2. Have 10 transactions as a real estate agent
    3. Pay off my credit cards. About half way done with that so far. I support good debt, but what I have on there isn't good debt.
    4. Go on a real vacation. Somewhere nice. My wife and I have never been able to afford a real vacation.

  • Right. We want good debt. Not bad debt. Like Shawn said, we have a few bad debt we want to get rid of before we take on good debt. Rich Dad Poor Dad is a great book that taught us the difference between the two. I also liked Mark's post about that. Both have excellent points that I wish so many other people could realize for themselves...
  • I think there is no good or bad debt, just good or bad purchases with debt.

    Now that the year is already half way over (crazy how fast time flies) how is everyone doing on their goals? My goals at the beginning of the year were to pay off some debts of smaller loans I had (car and student loans) as well as purchase 3 rental homes.

    In April and May I was able to pay off 3 smaller loans and only have 2 more to go. I have also saved enough cash to be able to purchase 2 lower priced rental homes with 20%, of which I am going to look at 11 different ones for sale at the end of August. I will keep everyone updated as to how it goes.

    One way I was really able to get control of my finances was to finally make a monthly budget and track my expenses for everything. Once my wife and I started doing this, we saw where we were wasting money and now we are able to save almost twice as much a month without any change in our lifestyle. We also made a list of all of our debts and focused on setting time lines to pay them all of in the next two years.  I definitely recommend everyone setting goals and sticking to them, its amazing the different it makes!

    Awesome job! A budget is one of the best things anyone can do, but almost no one does. They are afraid to see what they spend money on and don't want to stop spending on things they may like, but aren't worth the cost.  

    My goals are going great for the blog, for the rentals (number 16 under contract), the flips are great too. 

    The real estate sales side is down, because REOs and HUDs are dead in my area. But my teal is picking up my slack.
