Learning As I Go

Hey guys quick question,

Yesterday I had my first opportunity to tour investment properties with my new buyer. We saw properties ranging from move in ready to highly distressed. It was a great learning experience and I was wondering...

When you do visual inspections on a fixer, what are some of the main things to look for that can give you an idea of the type of major repairs needed?

That's a really  good list and all you have to do is Look. You don't need to be much of an expert to see that something is wrong with any of the above items.
You can see water damage.  If you take a pair of binoculars you can see most SFR roofs.
You can see if the furnace is original, although you might need some help there.
You can see the exposed parts of the foundation.

How hard/expensiveis it to fix an uneven floor? I had a property inspected the other day and the report said the bedrooms have uneven floor possibly due to water issues..??
  • All depends on the problem. Could be foundation or could be a simply support problem. Maybe $200 or maybe 20,000. Best to have those checked out by an inspector or structural company
