Rental property software from Invest Four More coming soon!

Hi everyone, I wanted to give you a heads up on a new project I am working on. I am creating a rental property software program that will be very in depth and detailed. A few features:

  • track multiple rentals at the same time giving you returns on each on or all together
  • track past performance and project future performance
  • track tax savings
  • Project returns with loans, cash, ARMs or even paying off debt
  • Much more
Is there anything else you would like a program to do? It is taking some pretty intense programming to do all this, but it should be better than anything else out there.

    That sounds great. To determine all of my returns and track rentals I developed an excel spreadsheet with a lot of different formulas for comparison of different items. Some of the things I have to track my information for rentals are: Initial down payment and repair costs, rents, property taxes, property management fees, mortgage payments, and insurance. Then I have cells that add all expenses, incomes, and one that shows cash flow before reducing for maintenance and vacancy. Finally I have three separate cells the show cash flow after 20% reduction for maintenance and vacancy, the amount of time (in months) to regain my initial cash investment, and yearly cash return. For everything I described above, I have it organized into both monthly numbers and total for an entire year.  
  • Awesome! This program will do all of that plus be able to combine multiple properties to give you the total picture, allow for custom debt pay down plans and more.

    Like DaveV we use a spreadsheet that my wife has been working on for years. It would be nice to have a simple program to use.

    Hey Mark,

    Any updates on the software? We just bought quicken a few months ago and my wife has found it fairly cumbersome when trying to set things up the way she wants. I think it would be wonderful for your IFM people to try this on some type of trial and before you get a finished project is let us help each other.

    Example, one of the things I have heard her talk about(she does all the paperwork) is for example, we hire a mtce man several times a month and a lot of the time he will go to 2-3 properties on the same day. He bills on 1 invoice but there should be a way(or an easier way) for her to add the expenses to the correct property. I would also hope your software will break down various things or even have pop-ups/reminders like making sure we added the mileage or give us the option to add a quick note to the file.

     

  • Thank you for the feedback. i will see how in depth it can go with property management. The main goal is providing information on feedback regarding returns and projections for future returns. The accouting and property management side may be tough, although it will come with the ability to create reminders and have some automatic reminders to choose from.

    Regarding the issue with the maintenance man going to several properties a day and only providing 1 invoice, maybe you can ask him to break down the invoice per property or you can divide his total invoice by the number of properties to get a general estimate for each one.

    Tough to say.  The basic program is for excel is ready now, but I want to add more features which are proving difficult and then I want to convert it to a web based platform. I may have a beta version ready this summer.
